Stamp Duty Land Tax (SDLT) is a tax on property purchases in England and Northern Ireland. The rates below apply to residential property for the 2026/27 tax year.

First-time buyers

First-time buyers pay 0% on the first £300,000 and 5% on the portion from £300,001 to £500,000. Relief is withdrawn entirely above £500,000 (the standard rates then apply).

Additional-property surcharge

If the purchase is an additional dwelling (a second home or buy-to-let), a 5% surcharge is added on top of the standard rates.
